Under Review

Upper Gwynedd Township currently has the below land development applications that are in the review period. The subdivision and land development process is governed by the Pennsylvania Municipal Planning Code (MPC). The process is initiated by the property or equitable owner(s) by applying to the Township which includes submitting fully engineered land development plans. The Township through its professionals, consultants, and staff, review the plans for compliance with the Township’s subdivision, land development, zoning, fire, and sewer ordinances. The plans are reviewed by the Township engineer, Fire Marshal, Sewer engineer, Zoning Officer, Traffic Engineer, Montgomery County Planning Commission and Environmental Advisory Council. The land development plans are next reviewed by the Township’s Planning Commission at a public meeting where a recommendation is made to the Board of Commissioners to approve or deny the plan. Finally, the land development plan is then considered by the Board of Commissioners for approval at a public meeting.

The Township also has a “Plan Review Committee” (PRC) that is comprised of Township’s professional consultants, two Board of Commissioners, and several staff members, including the Township Manager. The PRC meets monthly to review the status of all active Land Developments and Zoning applications. The PRC welcomes developers to attend these meeting to discuss any potential project ideas before they expend any time and money designing engineered plans. Township staff and consultants provide feedback on if the developer would need zoning relief, waiver requests, or if there are any obvious safety concerns. This helps developers to have informal conversations, present ideas, and gather general feedback. Developers will then decide if they want to move forward with a formal Subdivision/Land Development submission.

Under Review 

The below project(s) are currently under review:

  • 1327 E Prospect Ave
    Preliminary/Final minor subdivision plan proposing to divide one 2-acre lot into two lots for the purpose of building another single family home. This is scheduled for the April 10, 2024 Planning Commission Meeting
  • 212 Church Street
    Preliminary submission for a proposed commercial 1-story 34,415 sq ft storage building. This project was recommended for approval by the Planning Commission at their October 11, 2023 meeting. The Board of Commissioners approved Resolution 27-2023 granting Preliminary Plan approval at their November 21, 2023 meeting. The applicant will still need to submit for Final Plan Approval. 

Under Construction 

After a project is approved via Resolution by the Board of Commissioners, the developer has to meet all of the conditions of the approval resolution. Conditions generally include a number of items, some of which include: obtaining 'will-serve" letters from water & sewer, recording of all land development agreements & plans, and posting financial security for public improvements. Upon satisfying all of the conditions outlined in the approval resolution, the Township will schedule a pre-construction meeting with the developer and contractors assigned to their project. The developer is then able to proceed with the project after all building permit applications are approved/issued by the Building Code Official. The below projects have been approved by the Board of Commissioners and have entered into the Construction phase:

  • 203 Church Road 
    Preliminary/Final Plan for the proposed redevelopment of 166,625 SF of warehouse in two buildings. The property site is a total of 13.73 Acres, Zoned Light-Industrial (LI). On hold for a potential different plan.
  • 825 Morris Road
    Preliminary/Final Land Development was approved by Resolution 3-2024. The 3-acre parcel is located within the R-2 residential Zoning District. The project includes 4 single-family detached homes, a private roadway, landscaping, and public utilities. 
  • Merck Building 41
    Preliminary/Final Land Development was approved by Resolution 2-2024. The plan is for the construction of a 3-story 110,600 sq ft building with a footprint of 40,300 SF. The plan includes grading, utilities, stormwater management, erosion and sediment control and landscaping.
  • Wawa, 1601 Valley Forge Road 
    Preliminary/Final Land Development was approved by Resolution 26-2023. The plan includes redevelopment of the existing 4.14- acre property with a proposed 5,330 sq ft Wawa food market with 8 gas pumps. The proposal also includes the installation of driveways, sidewalks, parking facilities, landscaping, utilities, & stormwater management. 
  • 645 Sumneytown Pike
    Preliminary/Final Plan for minor subdivision was approved by Resolution 22-2023. The plan proposes to subdivide into 2-lots for the purpose of building 1-single family home on lot #2. The Township is awaiting executed agreements and the recorded plan prior to the issuance of the building permit. 
  • 645 Jones Avenue
    Preliminary/Final Subdivision/Land Development was approved by Resolution 21-2020. The plan is for a 3-lot subdivision for the construction of 1 single-family home and 2 twin homes. This project has been placed on hold pending expired building permits. 
  • Pennington/Moyer Blvd (Weaver Court)
    Preliminary/Final Land Development plan was approved by Resolution 08-2023. The plan is for 10-twin home dwelling units at the Southwest Corner of Moyer Blvd & West Point Pike. All building permits have been issued and construction of the homes have begun.
  • Merck Building 50
    Preliminary/Final Land Development plan was approved by Resolution 30-2021. The Plan includes the construction of a 101,595 sq ft three-story building. The Building permits have been issued and is currently under construction.
  • Merck Building 32
    Preliminary/Final Land Development plan was approved by Resolution 14-2021. Construction of a 22,852 SF two story replacement building. The Building permits have been issued and is currently under construction.
  • Merck Building 63A
    Preliminary/Final Land Development plan was approved by Resolution 40-2021. Plan included the construction of a 73,951 sq ft. addition to Building 63, landscaping, and parking. The Building permits have been issued and is currently under construction.
  • Merck Building 45B Addition
    Preliminary/Final Land Development plan was approved by Resolution 30-2020. Plan includes the construction of a 40,580 sq ft 3-story addition to an existing 350,000 sq ft building. The Building permits have been issued and is currently under construction.
  • North Wales Station
    Preliminary/Final Land Development plan was approved by Resolution 07-2021. Plan includes the construction of a 21,300 SF industrial building located at 180 Wissahickon Ave. All building permits have been issued and the warehouse building is currently under construction.
  • Roosevelt Court
    Preliminary/Final Land Development plan was approved by Resolution 27-2021. The approved plan is for a 9-lot subdivision of single family homes located at 111 State Street. The homes are currently 75% occupied with more homes to be built and finalized.
  • Wheatley Walk 
    Preliminary/Final Land Development plan was approved by resolution 27-2021. The plan is for the construction of 17 single family attached townhomes and associated improvements. All of the homes have been finalized with Temporary Certificates of occupancy.
