Real Estate Tax

The Board of Commissioners approves the real estate millage for the Township as part of the annual budget. The 2017 millage excluding the levy for street lighting purposes is:

  • 1.874 mills for General Township Purposes
  • 0.139 mills for Fire Purposes
  • 0.028 mills for Fire Hydrant and Water District

2.041 mills Total

The above millage does not include millage imposed by the North Penn School District, nor the County of Montgomery.

Erica Koebert is the Township's elected tax collector. In addition to collecting the Township's levied real estate tax, the tax collector is also responsible for collecting the County's and School District's. The tax collector maintains a separate office which is located off of the lobby / vestibule on the administration side in the Township Building. Office hours are Monday and Wednesday from 9:30 a.m. to 12:30 p.m. and 1:30 p.m. to 4:00 p.m. Office Hours will also be available on the first Saturday of each month from 9:00am to 12:00pm.The office is closed on election days and legal holidays. Realty Transfer Tax

A realty transfer tax for general revenue purposes is imposed by the Board of Commissioners upon the transfer of real estate or interest in real estate situated within Upper Gwynedd Township, regardless of where the documents making the transfer are made, executed or delivered or where the actual settlements on such transfer took place, as authorized by Article XI-D, Local Real Estate Transfer Tax, 72 P.S. § 8101-D et seq.

The 1% tax is collected by the County and equally distributed between the Township and School District.

Local Services Tax

The Local Services Tax (LST) is paid by everyone working in the Township. The tax is $52 per employee per year. LST is collected by your employer via payroll withholding and remitted to Berkheimer Tax Administrator. If you expect to make less than $12,000 in a year, you can file for an exemption with your employer.

Earned Income Tax

The earned income tax is a tax levied as a percent of earned income. The earned income tax in effect is:

Resident

Municipal 0.5%

School District 0.5%

Nonresident

Municipal 1.0%

School District 0.0%

The Local Tax Enabling Act requires every employer having a factory, workshop, branch, warehouse or other place of business within the taxing jurisdiction to register with the earned income tax officer of that district. The Township's ordinance contains a provision imposing the earned income tax on residents and nonresidents, the employer is required to withhold from all employees regardless of their place of residence and remit the money to the tax officer. The responsibility for transmitting withheld taxes of nonresidents to the employees' place of residence, if applicable, rests with the tax officer, not with the employer.
